There is only one teeny, tiny exception that held true about 40 to 50 years ago That was do anything to get into a house in California, keep it a few months, refinance and put that down on another house and keep refinancing until you accumulated lots and lots of properties (renting them to generate needed cash flow for taxes and mortgages); it made quite a few people in my generation filthy rich!!! It worked because housing prices were going up and up and up and up, and has for nearly all this time, except that it has slowed now but not gone down Of course, I would NOT follow this advice now!!!

Dave, there are TONS of millionaires that leverage low interest debt to yield higher incomes with investments Riskier investments can pay much higher than low risk investments Sometimes you become a milionaire, sometimes you go broke To pretend this isn't the case just makes you ignorant, which is no suprise, because you are I have yet to see you say anything insightful or frankly even correct 3M youtube subscribers is DEFINITELY "better than [you] deserve"

You’re right - there is no secret to getting rich! My dh worked 90 hours/week doing the jobs of three people because he couldn’t afford to hire others for many, many years Now he is semi-retired with 50 employees, our house is paid off with a very fat retirement income and we can afford to be generous with many charities of our choice I know it’s harder now than it was when we were young, but working 8-4 and sitting in front of a screen the rest of the time still doesn’t bring in real wealth When our kids were younger they complained that we went camping for holidays and their friends were going to Hawaii and Mexico Their Dad told them that when the house was paid off he would take them on nice holidays We have had amazing trips and cruises with the entire family since the house was paid off - I never regret those choices

The problem with the Tiktokers is that 14 return does not just have to cover the interest on the car loan but also the principal portion of the monthly payment as well 14 of $7,000 is only $980 annually For an annual payment of $980 on a $15,000 car at 35 the term would be 225 years No one is getting a 225 year loan on a car Usually when people do this type of strategy they invest 4 to 5 times the cost of the liability they are using cashflow to finance at a reasonable ROI of 6
