People are using ARM loans to lower their rate and are hoping for the fed to drop rates "soon" A ton of financial analysts have been saying the fed is done increasing and will drop rates next year It's a gamble I don't understand how people are willing to gamble with the biggest purchase of their life but prices keep going up because people won't stop buying, so here we are 😂

Buyers exit, sellers exit, banks exit, my house goes to a new high on Zillow (confirmed by other valuation services) The problem is one of supply But builders are not going to build with these high mortgage rates That's how they go bankrupt, holding a lot of inventory for which they have to pay interest Rising mortgage rates are now counter-productive We need a national homebuilding program But that is probably politically impossible for now Home prices are probably stronger than the stock market or the regional banks

That chart from Showing Time that you talk about at about the 8:30 mark- that anomaly may be due to the fact that a large number of local MLS's were hit with a cyber attack that crippled part of their systems Immediately after the cyber attack, Showing Time was not available, at least in my local association That issue has been patched with a temporary fix so that Showing Time can be used, but for a while it was simply not available That's the only thing that makes any sense, to me
