I've been in Knoxville for 13 years now Was super blessed to buy a new home in 2019 for 136k I recently sold for 221k Used the cash to start an aggressive investment that's getting 16 percent What's disgusting is there is absolutely nothing I can afford due to income being stuck in 1995, and the 250k houses are condemned shacks on a 1000 square foot lot

Thank you Looking to buy in Williamson County next year Very helpful The realtors think the demand will continue to push prices upward forever They think they have the most wonderful place in America Ha! Expensive as hell as your facts point out I keep telling the realtors to look out below and they get mad Same thing I told realtors in Portland in 2006 They scoffed at me By 2009 I got my license and specialized in short sales, and government/bank owned properties, which were abundant!

I live in East TN and am a builder You would probably be correct in most casesbut there is actually a shortage of homes available out here vs people wanting to live/move here Also, the inflation prices have caused new home construction to stay high This is causing homes to keep their value as new homes are still too costly to build So as far as supply vs demandwe dont have enough supply and the demand is staying solid And the people that have moved here are holding tight on their homes cause of the increase in interest rates, keeping supply of available homes downbrbrThe prices might go down a little but a "bubble" doubt it! Im thinking the prices are here to stay with minor fluctuations

What really makes it hard is the generational families children cannot afford to move out in the same area they grew up in not many people who where raised here are super rich unless your family is into big farms medical or lawyer or some type of business owner that has gotten lucky and down well… but a lot of families who have been here for generations are men and women of the workforce and their kids will never afford to live close to home on their own… my mother got her home back around 08 for 60k her home is now worth $400,000 I grew up poor 40 min outside of Nashville had to move over 2 hours away and now the area I moved to the prices average half a million

I brought my house back in 2018 for 68 I have an acre of land and most if the houses on my road have resold for higher rates I have replaced many thing on my home I'm sitting right at 200k currently for my home I don't plan on selling I'm just hoping I maybe able to buy another house years from now If not I'm happy with what I have!!!

I live n Knoxville Tn, Uptown iin the old North Knoxville Historic district, They ask to buy my house all the time, My family has owned the deed to this house for over 70 years, We have watched the changes through time, I dont care what they offer, It would be alot more than they could afford to pay,My brother on the other hand is looking to buy and just waiting for the bubble to burst But in the last 3 years we have had an influx of people moving here escaping the Democratic Hell Holes, While I understand, They can go back where they came fromthis is not LA, Miami or any other big city, They will ruin everything, Thats why alot of people with Land here will not sell Enough already has and the ones that are , Busting Heads,outrageously High prices, tryna cash out I guess

Easy answers here Sevierville is STR space Investors saw 25 returns on a property under $500k Who wouldn’t bite Nashville is mid distance from Michigan to Florida The radius is perfect for snowbirds going south and the ratio of the boomer generation is large! I live in middle TN not far from Nashville/Davidson Co In 2016, my property was worth 186K according to tax review In 2017 it was worth 217K Now in 2023 it's supposedly worth over $400K We have done ZERO improvements What happened was the property next door got sold, they tore down 10 acres of beautiful mid-growth forest that made us feel like our property value went DOWN Now they're building houses that 10 years ago would sell for $180K, but they're charging $510K Land taxes for the same land and same services - neither city nor county gave us any upgrades at all - have doubled

I am retiring this year and my wife and I are moving to TN We have relatives in the Knoxville area We've been house shopping for months now and I have not seen what you are talking about in this video In fact, every day, really, daily, I get listings from my agent showing price DROPS on houses Now, we're not rich We're looking for a modest 3-2 ranch style, basement or slab, garage or not Most of the ones we've seen are in the $250,000 to $350,000 range Yes, usually one priced at $250,000 needs a lot of work Sometimes even the ones at $350,000 do too but we have seen homes flipped beautifully with new everything in the 280 to 300 range In fact, if it wasn't for the fact that we must sell our Texas home before we can purchase a Tennessee home, we'd have bought one by now That's how many nice, well priced homes we've seen and that's in a short supply housing market

The reason Tennessee's housing market is so insane is that besides Memphis, the rest of Tennessee isn't the least bit "woke" They are another state that was Democrat until Democrats became Leftists Now it is a primarily Conservative state with the exception of Memphis and that is the typical stereotype city that if there is a high population of blacks you are going to have a super high crime rate and a lack of police
