If people are paying these high prices, why wouldn’t the prices just stay high? If it’s a sought after area and they see that people pay triple those prices in other areas maybe it’s the new normal brForgive my ignorance but it’s just what I was thinking until I watched your video Comment from : Ella Mills |

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them We can get by, but can't seem to get ahead My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for Comment from : soja kia |

Inflation is far more harmful to individuals than a collapsing stock or property market because it directly affects people's cost of living, which they immediately feel It is not surprising that the current market sentiment is extremely pessimistic In today's economy, assistance is critical if we are to survive Comment from : gray williams |

I've been in Knoxville for 13 years now Was super blessed to buy a new home in 2019 for 136k I recently sold for 221k Used the cash to start an aggressive investment that's getting 16 percent What's disgusting is there is absolutely nothing I can afford due to income being stuck in 1995, and the 250k houses are condemned shacks on a 1000 square foot lot Comment from : John Roark |
A crash in tn cant come soon enough it truly is not a joke that properties have literally doubled in price in just a few years here complete insanity Comment from : Scott M |

Respectfully, this is not a bubble This is a demo graphic decline Retirees interested in moving south from the north east or on the down trend Prices are dropping in Naples, Florida, Sarasota, even Miami It’s a long term decline not a bubble in my opinion Comment from : Grounded |
I love it when people who claim to love capitalism complain about market forces That's what capitalism is! You don't feel like you make enough money? You feel like things are too expensive? I guess you're just not very good at capitalism, bud And now you want lower prices? You're not one of them darn commies, are ya? The irony Comment from : Gary Mathe |

Charleston, South Carolina has the worst traffic to deal with…not including that it’s rated as the highest in road deaths The home prices have skyrocketed and it’s super unfair It’s called robbery Comment from : Espian Mashias |

One factor is no personal income tax, low property tax (one of the lowest in US), and low chance of natural disaster (which means low home insurance) Mild weather also is another factor that ppl want to move here I am about to move to TX and was shocked by the property tax and home insurance Wish I could stay in TN Comment from : hahaha |

Thank you Looking to buy in Williamson County next year Very helpful The realtors think the demand will continue to push prices upward forever They think they have the most wonderful place in America Ha! Expensive as hell as your facts point out I keep telling the realtors to look out below and they get mad Same thing I told realtors in Portland in 2006 They scoffed at me By 2009 I got my license and specialized in short sales, and government/bank owned properties, which were abundant! Comment from : Tim Clark |
I live in East TN and am a builder You would probably be correct in most casesbut there is actually a shortage of homes available out here vs people wanting to live/move here Also, the inflation prices have caused new home construction to stay high This is causing homes to keep their value as new homes are still too costly to build So as far as supply vs demandwe dont have enough supply and the demand is staying solid And the people that have moved here are holding tight on their homes cause of the increase in interest rates, keeping supply of available homes downbrbrThe prices might go down a little but a "bubble" doubt it! Im thinking the prices are here to stay with minor fluctuations Comment from : King Krumbs |

I feel it I’m a Smyrna native and I feel like I did well Went to school and worked in the trades for a few years starting in 2019 Spent all my free time learning software development and changed careers in 2022 working on software I am looking to buy and with a single earner income of 80k absolutely everything in the Nashville area I’m priced out of Can’t afford to live in the town I grew up The only affordable housing is in BFE and would require 1 1/2 hours commute into work one way Hoping this market cools off soon Comment from : sightf2 |

What really makes it hard is the generational families children cannot afford to move out in the same area they grew up in not many people who where raised here are super rich unless your family is into big farms medical or lawyer or some type of business owner that has gotten lucky and down well… but a lot of families who have been here for generations are men and women of the workforce and their kids will never afford to live close to home on their own… my mother got her home back around 08 for 60k her home is now worth $400,000 I grew up poor 40 min outside of Nashville had to move over 2 hours away and now the area I moved to the prices average half a million Comment from : Babiiedoll |
The property taxes are doubling too Comment from : dude |

Property re-assessments were just mailed out in Blount Co and the property taxes are set to TRIPLE, yes TRIPLE! This is going to push everyone who isn’t rich right out of the area… SO don’t bother trying to move here unless you’ve got at least $600,000+ to buy a modest home Comment from : Sugartide |
How is the median income calculated? I am pretty sure it has not been calculated recently and is not taking into account remote workers Comment from : Laia Ferrer Argemí |

All those data do not include, defunding the police, peaceful protest (riot), zero cash bail, transgender administration, and crazy book in school Amazon and Costco etc will keep the price up Comment from : Keith Koch |

Nashville continues to grow as long as Brandon is in office Comment from : Keith Koch |

I’m a Realtor in Sevier County, TN and people are coming from all over to buy Many are done with politics in their home states and others were snowbirds that have decided to avoid the Florida hurricane season all together Comment from : joann carrion |
The market is enhanced by no income tax You'll also see huge differences based on the quality of schoollook at Williamson at #1 and no notable crime versus Memphis that is horrible in every measurable quality of life category Comment from : Robert Pugh |
I appreciate the video but disagree with the conclusion I don't foresee an actual crash or bubble Prices have already leveled off but the demand is there and inventory is low Even $400k is still reasonable for a lot of people that wish to move here from HCOL states brbrThere are also a lot of people already living in TN that will buy once interest rates drop Comment from : E M |
Same will happen here that happenEd in Florida Average person will get priced out Won't be able to own will be forced to rent Properties that have been in families for GENERATIONS are being sold off to investorsbrProtect our FREEDOMS careful who you sale to Your greed could cost your children dearly Comment from : Off Grid with Sugar Creek Homestead of Tennessee |

I live n Knoxville Tn, Uptown iin the old North Knoxville Historic district, They ask to buy my house all the time, My family has owned the deed to this house for over 70 years, We have watched the changes through time, I dont care what they offer, It would be alot more than they could afford to pay,My brother on the other hand is looking to buy and just waiting for the bubble to burst But in the last 3 years we have had an influx of people moving here escaping the Democratic Hell Holes, While I understand, They can go back where they came fromthis is not LA, Miami or any other big city, They will ruin everything, Thats why alot of people with Land here will not sell Enough already has and the ones that are , Busting Heads, outrageously High prices, tryna cash out I guess Comment from : Shade Hope |

I agree with your overview, born and raised in ETn, housing market is way Over valued for last 15 years, now end of March 2023 I'm seeing house pricing come down I would hate to think I paid more for my house last year, NOW same house is selling for less Comment from : Cheryl Cbutmck |
Tennessee is 3rd with crime too Comment from : Bubba J |
Reading all these comments I now am concerned that the actual turnaround you talk about won't happen And that is mostly bc of all the people who are moving here have healthy financials due to retirement accounts They can afford the high prices and that could keep values high I'm I right or wrong on that assumption? Comment from : natalie oj |
This may be the best time to sell but what can I affordably buy once I sell? Comment from : Will Carmichael |

My best guess is it will keep going up until you can’t sell a home on the left coast for more than a home here (TN) cost, or until this state is no longer more desirable than the coastal “elite” states Comment from : Joshua Wingstrom |
People are moving there because they WANT to So you can throw blue state data out the window Comment from : Thomas R |

Tennessee is catching up with the rest of the nation Price per square foot was way under the rest of the country It’s not gonna burst because it’s not a bubble Look at median home price in TN vs rest of nation It’s the new normal for TN Seveir County has grown and just been discovered for its beauty Comment from : Hunter Wright |
I live in Spring Hill bought my house 3 years ago for 303k top tier in my neighborhood, houses in my neighborhood now are selling for 685k I would never pay that for my house it’s unreal good for me but I can’t believe ppl keep paying it for these houses My house is 2600 sq ft not a mansion by any means Comment from : Scott Scott |
Easy answers here Sevierville is STR space Investors saw 25 returns on a property under $500k Who wouldn’t bite Nashville is mid distance from Michigan to Florida The radius is perfect for snowbirds going south and the ratio of the boomer generation is large! Not to mention my state is gorgeous and out college teams kick ass Show me another state that has 4 main metros that are affordable, pretty, and are landlord friendly Comment from : Bekah Montgomery |
Greed kills Comment from : Guillermo Calle |
We've been printing trillions of dollars The US dollar is much weaker And supply is still historically low This is the new normal The bubble may pop, but prices won't plummet to pre-covid levels Comment from : Austin Tutor |
America will become a nation of renters No regular citizen will be able to buy land or property It’s just another paving stone on the road to corporate and elitist serfdom So many properties are being bought by investment companies and there squeezing out regular people and families from the housing market I dread when we sell our home in the future, where we’ll go and what will we be able to buy, if anything Comment from : Skoora |
Sevier County TN is a big tourist area There are LOTS of so called cabins that are vacation rental homes They are technically residential not commercial and this drives the price of housing way up Comment from : Glamping Falls |
I live in east tn, and the housing market is beyond ridiculous People are moving here from all across the country, not just democrat run states, but red states as well They are selling their houses and making crazy money on them and coming here and buying their house outright or putting a massive down payment on a house A beater of a house that was $80,000 is now a $200,000 house It's wild Comment from : ronnie gibson |
The fact that they have more tiny home acceptance Is pushing the boom to Tenn & NC and their are more unrestricted zoning Comment from : Carol Catchy Channel Tips and tricks |

I live in middle TN not far from Nashville/Davidson Co In 2016, my property was worth 186K according to tax review In 2017 it was worth 217K Now in 2023 it's supposedly worth over $400K We have done ZERO improvements What happened was the property next door got sold, they tore down 10 acres of beautiful mid-growth forest that made us feel like our property value went DOWN Now they're building houses that 10 years ago would sell for $180K, but they're charging $510K Land taxes for the same land and same services - neither city nor county gave us any upgrades at all - have doubled Comment from : Kitti McConnell |
I am retiring this year and my wife and I are moving to TN We have relatives in the Knoxville area We've been house shopping for months now and I have not seen what you are talking about in this video In fact, every day, really, daily, I get listings from my agent showing price DROPS on houses Now, we're not rich We're looking for a modest 3-2 ranch style, basement or slab, garage or not Most of the ones we've seen are in the $250,000 to $350,000 range Yes, usually one priced at $250,000 needs a lot of work Sometimes even the ones at $350,000 do too but we have seen homes flipped beautifully with new everything in the 280 to 300 range In fact, if it wasn't for the fact that we must sell our Texas home before we can purchase a Tennessee home, we'd have bought one by now That's how many nice, well priced homes we've seen and that's in a short supply housing market Comment from : David Stanton |
Snapforce??? 12 bucks a month click bait Comment from : David Smith |
Nobody knows the future Just sayin Comment from : Floridajames04 |
The reason Tennessee's housing market is so insane is that besides Memphis, the rest of Tennessee isn't the least bit "woke" They are another state that was Democrat until Democrats became Leftists Now it is a primarily Conservative state with the exception of Memphis and that is the typical stereotype city that if there is a high population of blacks you are going to have a super high crime rate and a lack of police Comment from : rowdync |
I cant fathom how Macon County became one of the most unaffordable counties in the past 10 years I graduated in 2001 - and everyone was on the Free Lunch Program because Macon County was so brokebrbrEdited to add: Trousdale County had a 5,000 bed Prison built in the 2010s - which would also cause the 50 population increase, so while the numbers don't lie - Trousdale County hasn't really grown super economically but Macon County has Comment from : Its Amy (I dont respond unless its the owner) |
