As a former landlord, I would say that depending on where your apartments are located and how many tenants you have, I think you’re going to need at least 4 washers and 4 dryers You’re also going to have a separate electric meter and water meter for all of them I don’t know if your tenants are workforce/affordable, but if so, you’re going to have to charge $150 to $200 a load You should be able to find coin-op or credit card types, just go online and start digging (I can tell you’re good at that!)

I think your cap rate is too low 55 is too low a cap rate for this environment you should be at a 7 cap but I get it you need to bank your first deal so good luck! That’s why he could not sell to his network it was too high a price But if you can increase the income and lower expenses and hood for 5 years you will look like a genius in the end!
