If you're looking at your return on investment and comparing it to the stock market, I think you have to include the equity growth over time, including appreciation I calc my return at 25-30brbrit's also very relevant to note that for investment property loans you normally have to put down 20 If you have any equity in your primary residence, you can refinance with a cash out to get the down payment on your second home
