Wouldn't the $9000 you have to pay a month determine what you can pay the private guy? How can it be unlimited unless you stagger the deals? Even at that, at some point, it becomes a Ponzi scheme until you can actually pay-out Also, don't costs of the projects scale, you'll need to spend time finding more crew for the additional projects Lastly, unless you have unlimited hours in a day, you can't invest in unlimited properties That math is really down to two things, time as a resource and access to capital I'll be checking out more of your content

Im a loan broker We fund 85 purchase, 100 rehab, 7 to 95 rate, about 2 pts total origination, BPO (no charge) appraisal, no inspection, no tax or income verification, Rehab holdback is only for inexperienced Flippers

Private Money Lenders (PML) are far better than Hard Money Lenders (HML): br1 Self-Directed Individual Retirement Accounts (SD-IRA) cannot spend monthly interest payments; negotiating no-payment, compounding interest loans are easier with PML br2 Flexible negotiating Loan-to-Value, Maturity Term, cash-out, recourse versus non-recourse, amortizing versus compounding, collateral substitution br3 Recasting to a long-term debt to flip the property with "seller financing" to a retail buyer (maybe sell the note to a 3rd party note buyer to repay the PML)
