I only rent out houses under 80k otherwise it’s a wast of time and such little profit because you have the mortgage to pay you would have to have a lot of rental properties to really make a difference in your life …therefore I just buy rehab and sell for higher price no renting out my house but if so again only cheap houses 50-80k👍🏾

One of my properties cost me 130k in a good middle class neighborhood It now worth 168k the monthly rent is $1680 taxes are $4500 I hove no debt Just got another one (135k paid cash) in a upper affluent neighborhood (the property was damaged) with the repairs I will be close to 190k The rent will be $2000 But 500k is just a little bit zless of what 3 of my properties worth So not bad if you are looking for equity I look for a middle point between cash flow and equity Keep up

I’d rather buy a mobile home for 10k put another 15k into renovations put it on a 30k lot with water, sewer and electricity hookups and charge 1200 a month Manage it myself and have minimal overhead This would be my route starting out
