Hello, I'm curious my hubby and I say hubby however we are not technically married, we have been saving to buy a very modest home , my credit is wrecked from my previous marriage, and he has no credit at all I've owned 3 homes and my ex had a great job earning good money so buying a home was never a problem now I'm in a position where I'm living in a camper and I'm miserable, I just want a small basic home that I can fix up on my own in my own time we make good money ,doing furniture refurbishing ,but on paper we look terrible How would I go about getting such a home Living in a camper has allowed me to save money as rent in my area is extremely high I feel stuck and feel like I'll never make it out of this hell please help me make a plan to obtain myself a small modest home , with bad credit and being a small business

Phil: I do not have a W2 job which causes issues when I try to get traditional mortgages & HELOCS I have never had W2 and I had to wait 2 years to buy my house because I had to report a certain minimum income for 2 years for the bank to approve my mortgage This month, I got declined for HELOC even though I have tons of business monthly cash flow and 50 equity in my house So the question is: How do you go about getting qualified to get these traditional loans if you don't have W2?

Very good video On the lease option or land contract one must keep close track of the owner you are buying it from If they owe money on it or they fail to pay the taxes on it you can end up with lots of headaches The part on side stepping the capitol gains tax is very good concept to keep in mind I am keeping in mind of building a home using concrete block like some builders are doing The loan for the land can be hard to obtain i hear ---- must do some checking for myself on that Love your videos very good content

i have a question , that banks or mortgage lenders can not answer, maybe you can, why do you need the mortgage or cash to buy the house when the laws on what banks can not do state bakes can not loan money ? and if i am the only one signing the contract for the house and not the bank why do i need the mortgage or cash when the lawful money of the united states is gold/ silver coin not federal reserve notes? why is credit used for you to get the home ? why are banks claiming to loan the cash when in fact it is me giving the credit byway of my signature and not the banks and the social security number is for the promissory note to be created as the check to pay for the house, where is the debt ? According to case law from 1872 if the note and mortgage are separated there is no contract, so are we exchanging credit for a house and not credit back brfrom the bank ? To get a better understanding about the banks and why they can not loan anything and why the mortgage is the problem check out Dan Benham on youtube hope you can answer this, love your videos thank you
