Nice video but here is why it is a HUGE FAIL In her example she says buying the home for 25 of what it will be worth That is a total fantasy In no neighborhood in America can you buy a home for 25 of what it would be worth That would imply I could buy a house here where I live for $100,000 and sell it for $400,000? Totally unrealistic

I tried your tips but hard money lenders are nothing like your breakdown here All are more like a bank with shark teeth and want $40k in the bank, credit score, job history, employer info AND for you to pay a sky high mortgage with interest as if it is a finished home WHILE you are doing the rehab job on the house!!!brbrYouTubers just talk cray cray for views and clicks

I have a question that may sound silly But instead of your profit in this example being 51K, wouldn’t it only be 41K since you spent $10,000 as a down payment? I’m analyzing a deal right now and I wanna make around 50 K profit But if I subtract the hefty down payment the profit is only 30 K
