Pam here…you really gave me some food for thought To ma, the ideal use of moneys would be these homes that are prominent in Chicago 2 levels with a garden apt Or basement level apt Your basement sq footage is more valuable with egress windows which all basements should be built with these as standard, they are so much cheaper to do at initial build To add them later is doable and would be worth it too To ma, every 2 story or 3 story apartment buildings, the 4 tp 8 units should have an elevator, making them ADA accessible 20k is a BIG BANG for your buck with an elevator

Not add more flooring more windows more siding more insulation Sure you aren't going wider but you still have to go up another level and you still have to cover the cost for that second level including all the walls and all the floors and all the ceilings

This is great in theory and on paper but what builder is going to give you this price Zero I don’t know the markup in a home price but add another 20 percent after you figure the size of the home times the square footage This video is great in pointing out that in new construction building up is cheaper than building out and the reverse is true on a remodel

We are finishing up our new house and I will say that we absolutely were hesitant about subbing our own house out But, it’s been awesome and we are all in around 112 a square foot We could have came in cheaper but, we saved so much we decided to go with upgraded windows and insulation and installing real hardwood Would never use a builder again

The easiest way to build an affordable house is to not build a 10k sq ft McMansion for 2 people 500 sq ft per adult and 200 sq ft per kid is all a family needs By these numbers a family of 5 would only need, at most, 1600 sq ft

So first of all do anyone thinking about doing this their self really think about this because it's a lot more stressful than you think it is and it's a lot more work than whatever you think it is I've done this myself it's a lot more work if the average house takes 6 months if you're doing this yourself expect it to take at least six years

A house (home) shouldn't cost that much to build, if you're looking at materials and labor If you can do it yourself with help form a friend a house can be put up quite easily and cheaply I have a hard time seeing housing prices over 400K even with a lot The values are vastly over-speculated and thus young homeowners cannot afford to even start a home/family Inflation is the main culprit so too is (don't roll your eyes) globalism and immigration

Very well done videowish I could make onebr I love my large, flat (don't like split level) single story with it's beautifully designed roof and 22,000sqft half acre loton a hillside with a very nice view I helped build it as I became a plumbing contractor in my early 20's (63 now) If I stacked a second level on top It would become a 4,200 sq ft house Don't need that and I work hard hate to come home to relax and have to deal with stairs In SoCalif, you only build up if you have a small or narrow lot I also don't want to live 10 feet away from anyone

Unless your a cash buyer this is mostly impossible today in many areas Also, i don't believe there is any savings doing this yourself Many larger builders factor the majority of their profit on discounts and rebatesthe average net profit a builder gets is 5-10 and I guarantee most homeowners trying to negotiate with subs/suppliers will pay over 10 self-dealingsince there is added hassle working directly for an owner/builder

Actual cost if you hire a guy who will work with you on a weekly/monthly salary style basis you can build with all materials for about $75 per sq ft Add $10 for land and prep $85 all in The numbers here include a significant mark up on materials and labor Just fyi build for 85 all in and be worth 135 per sq ft minimum up to 350 per sq ft

Is 80k in labor to build the home really all inclusive? I am having a really hard time wrapping my head around how it can be that cheap Google says average time to build a house is 7 months 80k over 7 months is just under enough to pay 3 people the equivalent of 40k a year, and 40k a year even seems really low for construction jobs Even if you build it in a month, that still seems kind of crazy when you consider all the machinery and people involved
